A schedule of condition survey is generally required before the signing of a lease. The survey will determine the condition of the building so that any existing defects and associated repair costs can be identified prior to any commitment being made. Schedule of Condition Surveys take the form of text and photographic evidence.

They are typically commissioned by tenants to attach to a new lease to
limit their repairing and reinstatement liability, thus reducing their future dilapidation liability and outlay.

A Schedule of Condition must be attached and cross-referred in the lease, and should not be considered as a stand-alone document.
